FREQUENTLY ASKED QUESTIONS
We want you to be aware that we rent in basically three different locations on the east Tennessee area. These areas are Gatlinburg, Pigeon Forge, Dandridge/Douglass Lake and Knoxville. We recommend you researching where your planned venues, before deciding on a location.
We also Have 1 bedrooms to seven bedrooms but again be sure to identify the location of the property in relation to your interest or any events you plan to attend.
We ask you to remember that most our cabins are very rustic and in the woods, on a farm or a lake. You will encounter bugs, critters and the like. It is not a Hotel setting.
We maintain reservation calendars on all our cabins with the exception of the Hugs and Kisses in Gatlinburg (due to this cabin is also rented by a rental company and they have a calendar). With the exception of this one cabin we do our best to keep the calendars updated.
Once you decide on the location that is best for you we ask that you check our calendars for availability. Then contact Tina for the reservation at the numbers listed herein. We still like to talk to our customers. KT Cabins are owned and operated by Ken & Tina Gilreath. We have about 10 rentals. We do not stay up past 11 and we do have grandchildren and life goes on so we may not be available right when you call. But we will get back with you usually within 12 to 24 hours. Please do not hesitate to text or email Tina. We still return voice mail messages.
Once you agree to rent you will be required to complete a rental agreement that details some of the items we expect you to do and not to do.
Your form of deposit will be taken at that time. Four weeks prior to your arrival date you will be expected to have your rental paid in full.
Approximately 2 weeks prior to arrival you will receive the door codes to access your cabin with instructions. You may arrive at or after 3:PM and departure will be expected by 10 AM on the day of check out. A variance of this time may be granted if available.
In the event of a maintenance issue you will be provided a contact. He will make every effort to resolve the issue by phone prior to making a trip to the site.
Internet and cable TV- All cabins have high speed internet and cable or satellite TV. Issues are common wherein someone cannot access the internet or cannot sync the cable box and TV. Most often these issues are resolved by phone. Again if it is an issue with the renter’s equipment there may be a fee.
Please refer to your rental contract for possible fees.
Linens and toiletries are supplied based on the cabin number of occupancy. These will be furnished as a startup only. Extended stay guest will be required to obtain more is needed. Minimum cleaning supplies are provided along with dish detergent. Laundry detergent is not supplied. You should find your cabin clean and a moderate temperature when you check in. We ask that you leave the cabin as you found it.
Cancellation of rental by renter- Must be made 30 days prior to arrival time to receive a refund. During holiday seasons and Summer months more time may be required for cancellation to receive a full refund. We make every effort possible to work with our quest but we do run a business.
Smaller non-shedding pets are considered. MUST be pre-approved by KT Cabins. A pet fee will be charged in these cases and must be approved prior to rental. In the event we discover a non-authorized pet or pets in your property the renter will be charged 150.00 cleaning fee per pet regardless of who the pet belongs to. Please refer to your contract.
Most cabins have hot tub’s. The tub is drained and filled between rentals
Cabins with wood burning fireplaces will be provided wood from November 1 through March 1
